Greetings, Architecture Enthusiasts! 🌟

We’re bursting with excitement to bring you the latest scoop on our ongoing project. In our recent Monday post, we delved into the intricate details of our mission to rejuvenate three neighboring structures. The spotlight? The central building, undergoing a transformation that demanded nothing short of a meticulous forensic investigation, thanks to its unique structural challenges.

Acting quickly, we completed the repairs to the brick walls. For the exterior we use BELDEN BRICK 470-479 LITE from The Belden Brick Company and for the interior GLEN GARY 53 DD from Glen-Gery to guarantee the highest standards. We used the Helifix (trading as Leviat) SEISMIC CONNECTOR and we also used the HELIFIX HELIBAR to reinforce the new construction and restoration, we replaced the ornamentation of the lintels and cornices. Of course, the windows were replaced with DOUBLE G2 windows from Marvin. The most striking transformation? The cornice was removed and replaced with a design inspired by the classical aesthetic of the adjacent building, ensuring perfect proportions and seamless integration with the building’s architecture.

Facade Resurgence and Harmonious Redesign:
These Facade restorations posed a dual challenge: rectifying structural flaws while preserving architectural harmony. In Building 151, where the tilt was most pronounced, our team embarked on a redesign journey. Every brushstroke of restoration aimed not just at rectifying but at seamlessly blending with the surrounding architectural ethos. The reconstruction of the cornice became a symbol of our commitment to preserving the past while embracing the future.

Today, we are excited to share our vision for the Chupaca City Council in Junín, Peru! 🏢 The Junín Regional Government is prioritizing the development of a preliminary project for the construction of the main administrative building in one of its provinces.

This province is renowned for its rich cultural heritage and traditional customs, such as the Shapish warrior dance, which features costumes adorned with vibrant colors reminiscent of peacock feathers. 🎉 These cultural elements have been seamlessly integrated into the design of our building, utilizing durable materials while maintaining cost efficiency. 💰

Our dedicated team, comprised of Giuliana Alan Camarena, Analí Salazar, Nimer Arenas Jimenez, Luis Enrique Villar Moya, and Raul Mayta, RA, is committed to modernizing community infrastructure. Our goal is to meet the administrative needs of the establishment and provide a versatile venue for various events, including conferences, meetings, and weddings. 🎊

The project encompasses 8 levels and a basement for parking, a strategic move to control the budget by minimizing earthworks. Noteworthy is the inclusion of an impressive staircase connecting to the reception atrium, elevating the building’s prominence and hierarchy in comparison to others in the area. Social areas are incorporated on levels 1 and 2, with offices and executive spaces spanning levels 3 to 8.

🏡 Embracing Topographical Challenges in Infiltration Investigations 🌿

Thrilled to unveil Part 1 of 2 of our recent project, a single family home in New Rochelle, where the M+S team of Hannah Sebastian De Mayta, Vineeta Mudunuri, Giuliana Alan Camarena and Raul Mayta, RA showcased our prowess in full-service solutions! 🛠️🏡 In addressing water infiltration issues affecting the basement, we delved into a comprehensive overhaul. 🌊 From deteriorated waterproofing, mortar joints, and declining brickwork, to the dynamic topography of the site, this home presented us with a unique challenge, as the natural slope directed rainwater toward the home. 🏔

To address the myriad of conditions, our team crafted a meticulous plan that involved designing a new drainage system, retaining walls, and overall site grading to rectify the slope-related concerns. Repairs and repointing of the exterior, along with the resealing of brickwork, were executed to combat infiltration effectively. Additionally, we addressed floor joists impacted by prior infiltration and introduced new window wells for enhanced light and protection.
